Description
The U.S. Government is seeking to lease approximately 7,036 Rentable Square Feet to yield a minimum of 6,188 ANSI/BOMA Usable Square Feet (USF) of contiguous office and related space within the following delineated area in Northern Sacramento: Elkhorn Boulevard on the North; 180 and Highway 5 corridor to encompass New Natomas and El Camino/Garden Highway on the South; Watt Avenue on the East; and El Centro Road on the West. The facility or site must provide convenient access to regularly scheduled public transportation, moderately priced restaurants, and other amenities. Buildings offered must be of modern design in professional well-maintained surroundings, of sound and substantial construction, must be altered or constructed to meet the Government's specifications, and must be fully-serviced. Sites within a 25 to 100-year base flood elevation will not be considered. On-site secured and designated parking for twelve (12) Government vehicles is required and preferred. Parking area must provide safe access and maneuverability for full-size semi-tractor and trailer vehicles, e.g., two 20-foot trailers, one Winnebago (Rover), one large 1-ton stake bed truck, two oversized 15-passenger vans, and six sedans must be accommodated. Turning radius must accommodate truck with trailer attached which constitutes approximately 50 feet. Fenced parking area must have gates at each end to allow straight-thru access path to and from the property. If this secure parking requirement cannot be met on-site, it can be located within one block from the proposed premises. Additional employee parking, per local building codes, can be provided within a four-block walking distance. All parking must be provided at no added cost to the Government. Lease term will be ten years, five years firm. Occupancy is desired by October 18, 2007. This notice is intended to incite interest and develop a short list of viable bidders and to identify potential leased space that meets Federal regulations for energy conservation, security, environmental protection, seismic safety, and ADA compliance. Those prospective bidders that meet the basic lease requirements, as outlined above, will receive an official solicitation for offers. To submit a location for inspection, please forward information by 5:00 PM EDT, Monday, October 23, 2006. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Expressions of interest should include building (or site) name and address, location of space in the building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, percentage of common area factor (CAF) used to determine the rentable square feet, and contact information for owner or authorized agent. The Government does not occupy property located in a flood plain. Please submit certification that your property is not in a flood plain.
