Description
REQUIREMENT: The United States Government is seeking to lease approximately 8,580 rentable square feet of office space in Green Bay, Wisconsin. Rentable space must yield a minimum of 7,458 ANSI/BOMA usable square feet to a maximum of 7,831 ANSI/BOMA usable square feet and must have potential for efficient layout.. The space must be contiguous and located on one floor. On-site parking is required for 2 vehicles. Additional parking is required per local code. Buildings with Hip roofs are strongly preferred. The United States Government reserves the right to reject offers for space located in single-story buildings with flat roofs, or space located on the top floor of a multi-story building with a flat roof. Retail and store front locations will not be considered. Space shall be Class A office space, located 1) in an office, research, technology, or business park that is modern in design with a campus like atmosphere or 2) on an attractively landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well maintained and in consonance with a professional image. New construction or build-to-suit facilities shall maintain a 20-foot setback from the face of the building's exterior to the protected/defended perimeter (i.e., any potential point of explosion). Column spacing must be a minimum of 25 feet on center. Building services, utilities and tenant alterations are required as part of the rental consideration. Expected occupancy is April 1, 2008. GSA will use its National Broker Contract to assist with fulfilling this requirement. LOCATION: The City of Green Bay, WI and the surrounding suburban area. The delineated area may be contracted depending on responses. All locations must have convenient access to major highways. LEASE TERM: Ten (10) years, five (5) years firm, with the U.S. Government maintaining termination rights after the fifth year. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN BY October 20, 2006, AND SHALL INCLUDE THE FOLLOWING INFORMATION: 1. Building/Site name and address 2. Rentable Square Footage of offered space and location within building 3. Photograph or architectural rendering of building 4. Name, phone number and address of offeror 5. Evidence of authority to represent the owner 6. First Generation plans of the space offered, must be scaled at 1/8 inch. All architectural features of the space must be accurately shown.
