- THIS MODIFICATION IS BEING POSTED TO REVISE THE DELINEATED AREA OF SEARCH AND ADJUST A FEW OTHER REQUIREMENTS. REQUIREMENT: The U.S. Government is seeking to lease 12,358 rentable square feet yielding 10,646 usable square feet of contiguous office and related space in Tucson, Arizona. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. Offered space can be located on the ground or first floor (street level) of the building if the Government is the sole tenant in the building. Offered space must be above the ground floor or first floor (street level) if the proposed space is located in a multi-tenant building. SPACE MUST BE CONTIGUOUS AND LOCATED ON ONE FLOOR. LOCATION: The U.S. government will be evaluating offers within the Central Business Area (CBA) of Tucson, Arizona as delineated as follows: AREA OF CONSIDERATION: NORTH: west on Glenn Street, north on Swan Road, west on Camp Lowell Drive which turns into Fort Lowell Road, north on Country Club Road, west on Prince Road, north on Campbell Avenue, west on River Road; SOUTH: 22nd Street which turns into Starr Pass Boulevard; EAST: Craycroft Road; WEST: south on Oracle Road, west on Speedway Boulevard, south on Grande Avenue which turns into Mission Road. SunTran bus service and employee parking within two (2) blocks sufficient to cover commuting needs must be available. Space should be located with a variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy on or before January 2008. Additionally, two (2) on-site, reserved parking spaces are required with a preference for these spaces to be secured. An award of contract will not be made for a property located within a base floodplain (100-year floodplain) or wetland unless the Government has determined it to be the only practicable alternative. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet requirements of the Architectural Barriers Act Accessibility Standard (ABAAS) for disabled access, must be altered or constructed to meet the Government's requirements, and must be fully serviced. The building must also conform to the seismic requirements per ?Standards of Seismic Safety for Existing Federally Owned and Leased Buildings and Commentary,? ICSSC RP 6. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. Two elevators are required for all multi-floor buildings proposed. Build-to-Suit locations must have a setback of 20 feet as specified from the face of the building?s exterior to the protected/defended perimeter (i.e. any potential point of explosion). LEASE TERM: Term is 15 years, 10 years firm, with the government having cancellation privileges after 10 years.
