Description
U. S. GOVERNMENT WANTS TO LEASE SPACE IN THE AREA OF BIRMINGHAM, AL AMOUNT: The General Services Administration (GSA) is interested in leasing approximately 8,819 rentable square feet of space. The rentable space shall yield a minimum of 7,669 ANSI/BOMA Office Area (previously Usable) square feet to a maximum of _8,052 BOMA usable square feet of office and related space. Space must be contiguous, accompanied by 15 secured parking spaces as well as has use of an adjoining Sally Port. LOCATION: Space must be located outside of a flood plain, easily located from a major street or highway and fronting and or bounded within a five mile radius from the following delineated area: Except where prohibited, the process for meeting Federal space needs in urban areas shall give first consideration to a centralized community business area identified by local officials meeting all the criteria mentioned above, otherwise the geographic area of consideration shall be: North: Interstate 20/59 (I20/I59); South: Interstate 459 (I-459); West: Interstate 65 (I-65) and East: Red Mountain Expressway / Carraway Blvd. REQUIRED: All services, supplies, utilities, partitioning and required tenant alterations are to be provided as part of the rental consideration. This includes availability of access to public transportation where applicable. Occupancy is required no later than August 1, 2007. TERM: Lease term will be for ten years with the Government having cancellation privileges in whole or in part at any time on or after the fifth year with 60 days advance written notice to the Lessor. OWNERS & AGENTS: Submission by any party other than the owner or manager of the property must be accompanied by a letter from the owner granting permission to make a general offering of the space.
