Description
REQUIREMENT: U.S. Government is seeking to lease approximately 35,973 rentable square feet of Class A office and related space along with 6 inside parking spaces for the U.S. Attorney's Office in Fort Worth, Texas. Space should yield approximately 31,281 ANSI/BOMA usable square feet. Current lease is expiring and the Government is interested in considering alternative space if economically advantageous. Cost of moving, alterations, etc., will be considered when deciding whether current tenant should relocate. Space shall be located in a professional office setting and have the potential for efficient layout. Space must be contiguous and on one or more floors, located on the third floor or above, and not on the top floor. The Government reserves the right to determine minimum acceptable floor plate size and column spacing. All services, supplies, utilities, and tenant improvements must be provided in consideration of rental to be paid. This ad is seeking expressions of interest only and is not considered a solicitation for offers. LOCATION/DELINEATED AREA: Offered properties must be located within or address on the following boundaries: North on Cherry Street, East on 7th Street, South on Lamar, and West on 10th Street, Fort Worth, Texas. LEASE TERM: 10-year term with the Government having termination rights after the 5th year of occupancy. OCCUPANCY DATE: February 7, 2007. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1.Building name and address. 2.Name, address, and telephone number of individual to be contacted. 3.Name, address, and phone number of property owner if different from Item 2 above. 4.Rentable and occupiable square footage offered. 5.Rate per rentable square foot. 6.If you are not the owner, evidence of authority to represent the owner must be submitted.
