DESCRIPTION: The General Services Administration (GSA), is interested in leasing approximately 13,788 rentable square feet of contiguous office and related space yielding a minimum of 11,989 ANSI/BOMA office area square feet (previously usable) and three (3) reserved parking spaces for Government vehicles. Visitor and employee parking must meet at least the minimum code requirements of the local jurisdiction. TENANT: Social Security Administration. LOCATION: Offered properties shall be located within the following delineated area of South Tucson, Arizona: West 35th Street (Northern Boundary), South 6th Avenue (Eastern Boundary), South 7th Avenue (Western Boundary) and Interstate 10. Both sides of boundary streets shall be considered, except for Interstate 10, for which only properties located on the north side will be considered. LEASE TERM: The lease will be for fifteen (15) years, ten (10) years firm. REQUIRED: Any offered buildings must be of sound and substantial construction, of a type generally recognized as modern, office space. The space shall be altered to meet the Government?s requirements, shall have a fully serviced rent structure, shall be fully accessible in accordance with ADA standards, and shall conform to applicable Life Safety Performance Level of RP 6 (seismic standards). Offered space above the ground floor will be considered. Space offered must be contiguous on one floor and if it is located above the ground floor there must be at least two elevators that service the floor. Build-to-suit offers will require a minimum set-back requirement of twenty (20) feet from the face of the building?s exterior to the protected/defended perimeter (i.e., any potential point of explosion). POINT OF CONTACT: Expressions of interest should be submitted to the following person and address in writing, via e-mail, or via fax, and should provide the building name, address, and the offered square footage, a site plan, accessibility to public transit and a list of moderately priced eateries and other employee services located within ? mile of the site.
