Description
Summary Requirement: The General Services Administration desires to lease approximately 16,949 rentable square feet of office and related space yielding a minimum of 14,738 of ANSI/BOMA office space for the Social Security Administration- Office of Disability Adjudication and Review to house personnel, furnishings, and equipment, together with adequate parking including a minimum of 14 parking spaces, two (2) of which shall be reserved. Building Requirement: The facility must be professional and prestigious in appearance, well maintained, of modern design, and of sound and substantial construction. The requested space must be fully services, and in a building capable of being altered to meet the Government?s needs and security requirements as well as requirements under the Americans with Disabilities Act (ADA). The building must conform to the seismic requirements of the federal government. The building offered must not contain sprayed on fire-proofing or acoustical treatment containing asbestos. The building must have the ability to mount a satellite dish on the roof. Location/Delineated Area: The building offered must be located in downtown San Diego, CA Central Business District. Lease term: The lease term is for ten (10) years, seven (7) years firm. Occupancy Date: Occupancy is required 120 days from receipt of Government approved Design Intent Drawings. Expressions of interest should include the following: 1) Building name and address of Lot number and Parcel Map. 2) Rentable square feet and rate per rentable square foot. 3) Confirm BOMA Method of Measurement, usable yield for available space by floor and building common area factor. Owners and Authorized Agents: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the broker/agents must be accompanied by written evidence they are authorized to represent the building?s ownership.
