Description
REQUIREMENT: The U.S. Government is seeking to lease approximately 8,766 ANSI/BOMA office area square feet of contiguous office and related space in Thomasville, Georgia. Space must be situated within the delineated area: NORTH: From Madison Street take Washington Street and turn right on South Crawford Street and then turn left on Remington Avenue. Follow Remington Avenue to East Pine Tree Boulevard. EAST: East Pine Tree Boulevard. SOUTH: Smith Avenue (Business 84). WEST: Take Madison Street south to West Jackson Street. Go west on West Jackson and turn left on West Remington. Turn right on Madison Street to Smith Avenue (Business 84). 60 surface parking spaces shall be available at no cost, or at reasonable commercial rates, for visitors and employees within a two block radius of the office. Parking should equal one (1) for every two hundred (200) square feet of leased space or per code, whichever is more stringent. The site should be accessible by public transportation throughout the extended workday (7:00 AM to 5:30 PM, Monday through Friday) with access available beyond normal business hours. Where public transportation is available, passenger stops must be no further than two blocks from the space offered. Street level, contiguous (same-floor) space is preferred, must meet the Federal Government's standards for fire safety, and be capable of being fully accessible to the physically challenged. Secure office space and facilities in an office building, fully serviced and altered to Government specifications are required, to include ample windows to provide natural lighting and both public and separate employee rest rooms (located in the non-public area of the office). All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy on or before August 1, 2008. Lease term is ten (10) years, five (5) years firm. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Subleases are not acceptable. If you desire to submit a location for inspection, please forward information by 5:00 PM EDT, October 20, 2006.
