Description
Leased Office Space The US Government is requesting that interested Owners and their Agents in the Tucson, Arizona area propose certain Office Space for a long-term Government Lease. The requested Office Space needs to meet the following requirements: Location - The Office Space shall be located within two (2) miles of the Tucson International Airport. Size - The Office Space should be able to accommodate up to 21 people (Contractors and Government employees). The Office space shall be 5,000 square feet, or greater and provide one executive level private office, three management level private offices, and also include: Conference Room ? The Office Space should have a large conference/training room to accommodate a minimum of 25 people with the capability of being divided in two separate conference/training rooms. Entrance ? The Office should have a main entrance lobby that can accommodate a reception desk, luxury couch, chairs, and coffee/end tables. Break Room ? The proposed space should have a break area to accommodate staff and visitors. Break room shall include common amenities such as a sink (hot & cold water), storage cabinets for food/coffee, room for lunch table(s), refrigerator(s), trashcans, vending machines for meals on-site as well as informal meetings, coffee breaks, etc. Restrooms ? The Office Space should have one male and one female restroom. Large Open Office areas ? There should be two separate common cubical areas. One cubical area should be able to accommodate up to 11 office staff members. The other cubical area should accommodate up to seven contractors for project support. These cubical areas shall be enclosed and standard door access provided internally and externally. Shop areas ? There should be a large area for workbenches that will be used for minor repairs of our own equipment & storage of miscellaneous repair equipment. That Shop Area shall be large enough for field equipment and/or vehicle equipment. Other Requirements - The proposed office space shall include double rear entry doors for anticipated bulk deliveries and include an open area for all personnel to access common office equipment with suitable storage space for supporting supplies. HVAC - The office space shall also be fully air-conditioned and climate controlled. Telecommunications - Space shall be provided and provisioned for a demarcation point for Local Area Network (LAN) patch panels, network servers, UPS systems, etc. as well as telephone lines/PBX systems in accordance with CBP OIT network and telecommunication system physical security requirements and infrastructure guidelines. Internal Security - Building internal security shall be provided to include: Access security, physical security, automated reporting, and audible alarm security. All external office access doors shall be monitored through the use of dead bolt locks, automated badge entry, and security entrance system. An internal Closed Circuit TV (CCTV) system shall be installed to monitor front entrance and hallway(s) activity 24/7. Locks shall be used when building is unoccupied (or privacy is required) and badge entry during business hours access for authorized employees. All internal doors shall have the capability of being locked and secured. External security for the Office Space shall be periodic surveillance/inspection by local or contracted security. Building shall have 24/7 automated and audible emergency reporting to local fire, police, and security authorities (should an emergency occur during business or non-business hours). Parking - Secure and open vehicle parking shall be provided for Government Owned Vehicles (GOV) and Privately Owned Vehicles (POV). The office location shall provide three (3) ?office front? designated parking (parking spots shall be identified by the word ?Reserved?) and open/public parking (within one (1) minute walking distance). GOV parking is to include, secure (overnight and daily) parking located within a three (3) minute walking distance. Secure parking shall be established through the use of solid brick walls or fencing with accessible through a lock-controlled gate. Secure storage space shall be provide for firearms and/or ammunition. The requested Office Space Lease would have an initial term of 5-years with three five-year options for renewal. The Government would pay Lease rate on a monthly rate paid in arrears. The Government?s request for Tenant Improvements included in this solicitation should be amortized over the life of the base 5-year Lease.
