Description

REQUIREMENT: The Internal Revenue Service (IRS) currently occupies office space under a soon to expire lease in Springfield, N.J. The IRS is conducting a competition for a replacement lease for this requirement. The space should yield a minimum of 24,500 BOMA USF of office space with the IRS option of expanding the requirement up to a maximum of 28,900 BOMA USF of office space prior to lease award. Consideration for relocating this requirement will be taken upon analysis of the economics involved including the cost of moving, tenant improvements, and impact on agency mission, among other factors. LOCATION: Beginning at the intersection of I-78 and the Garden State Parkway; S. on Garden State Pkwy. to Kenilworth Blvd.; W on Kenilworth Blvd. to Springfield Ave.; Continue on Springfield Ave. to South Springfield Ave.; N. on South Springfield Ave. to Rte. 22; W. on Rte 22 to I-287; N. on I-287 to I-78.; E. on I-78 to Glenside Rd.; N. on Glenside Rd. to Mountain Ave.; E. on Mountain Ave. to Morris Ave.; S. on Morris Ave. to Baltusrol Rd.; S. on Baltusrol Rd. to I-78; E. on I-78 to Garden State Pkwy. OCCUPANCY: Space must be ready for occupancy no later than Fall 2007.
