Description
UNITED STATES GOVERNMENT Seeks Leased Office Space in Detroit, Michigan The United States Government seeks to lease office space consisting of approximately 31,111 rentable square feet in Detroit within the following delineated area: Space must be located within the area bounded by or fronting on the following: North: Philadelphia South: Detroit River East: East Grand to East Warren to Russell West: Lodge to I-94 to I-75 to the Detroit River The space is required for five (5) years, three (3) years firm commencing November 1, 2007. After the three year firm term, the lease square footage will be reduced by approximately 16,258 USF. Termination of the lease following the three year firm term will occur upon 60-90 days written notice to the lessor. Fully serviced leases are sought. The space should approximately 27,053 ANSI/BOMA usable square feet. Parking is required for to be in compliance with local code. In addition, three (3) reserved parking spaces must be located within three (3) blocks of the facility. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 42") without breaking down pallet. This requirement cannot be collocated in a building that also houses agencies with local, state, or federal enforcement responsibilities, and cannot be located in a building which is within two city blocks of an agency with local, state, or federal enforcement responsibilities. SUBMISSION REQUIREMENTS Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): 1. Building name/address; 2. Legal property description, recent survey, and property identification numbers (PIN); 3. Location of space in the building and date it will be available; 4. One-eighth inch scale drawing of space offered; 5. ANSI/BOMA defined office area/useable square feet (USF); 6. Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; 7. Common Area Factor used to determine the RSF; 8. Name, address, telephone number, and email address of authorized contact; 9. In cases where an agent is representing multiple ownership entities, written acknowledgement, and; 10. permission to represent multiple owners for the same submission; AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative The Staubach Company.
