- U.S. GOVERNMENT SEEKS APROXIMATELY 5400 SQUARE FEET OF OFFICE AND LIGHT INDUSTRIAL SPACE FOR THE U.S. GEOLOGICAL SURVEY (USGS) IN COUNCIL BLUFFS, IA. The USGS is seeking to lease professional office and light industrial space within the following area and all prospective properties must be physically located within, or front the following delineated area: Delineated Area: Beginning at I-80 and E. Kanesville Blvd/Highway 6 - west to 8th street, then south to 9th Avenue and then west on 9th to the Missouri River/State Line. Then south along the Missouri River to State Highway 92 and then east along Highway 92 to Valley View Drive, then north to Madison Avenue to I-80, and continue North along I-80 back to E. Kanesville Blvd/Highway 6. For further clarification of the delineated area - a detailed map is available upon request. Buildings submitted for consideration must be in a quality building, professional in appearance, and of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet requirements of the Architectural Barriers Act Accessibility Standard (ABAAS) for disabled access, and must be altered or constructed to meet the Government's requirements. Space must contain a minimum of 2400 square feet of general office and lab space and 3000 square feet of Light Industrial and storage space. A fenced ware yard of 4,000 square feet is required in addition to a minimum of ten (10) secured parking spaces for government vehicles. Parking for visitors and government employees must be provided on site. The lease shall be a fully serviced lease incorporating as part of the rental consideration all services and supplies, taxes, insurance, maintenance, and tenant improvements. To submit a location for inspection, expressions of interest must be submitted in writing no later than November 17, 2006 and should include the following: Address/location of site, square footage, name, address and phone number of individual to be contacted, name of recorded owner, and evidence of authority to represent the owner as necessary.
