Description
Requirement: The U.S. Government seeks expressions of interest for two separate requirements for office and related space in Northern Virginia for a term of 10 years. The Government seeks to lease approximately 136,000 rentable square feet and 144,042 rentable square feet for office and related space with sole tenancy. The Government will consider co-locating these requirements at one location based on the best interests of the Government (i.e. costs, location, security, mission). Landlord must start construction by 3/1/2007 and must demonstrate ability to permit occupancy of one or both spaces by April, 2008. The 136,800 rentable square feet must yield approximately 114,000 ANSI BOMA usable square feet and the 144,042 rentable square feet must yield approximately 120,035 ANSI BOMA usable square feet. Each building shall be located on a secured site with a minimum 100 foot setback (100 feet on existing buildings preferred, 50 feet will be considered only if 100 foot setback does not exist) from the property line to all sides of the building. Space must be located in Northern Virginia within the following delineated area: North: Dulles Access and Toll Road East: Fairfax County Parkway South: Lee Highway West: Pleasant Valley Road and the Fairfax/Loudon County line Expressions of Interest Should Include: -Building name and address -Rentable square feet and rentable rate per square foot -Expected tenant improvement allowance from a defined building shell condition -List of building and area amenities -1/8 inch scaled drawing of space offered -Building ownership -Amount of parking available on site (percentage covered vs. surface) and its cost. Include whether expected rental rate includes the cost of the required Government parking.
