- UNITED STATES GOVERNMENT Seeks Office/Warehouse Space Bloomington, IL *** This is a modification to the advertisement posted on December 21, 2005. This modification is being issued to change the rentable/useable square feet of space required by the United States Government *** The United States Government seeks to lease space consisting of both office and warehousing space. Location: This space should be in the Bloomington/Normal Area including 5 miles outside the city limits of Bloomington/Normal provided it is within 1 mile of Interstate Highways. Square Footage Requirement: The space should consist of a maximum of 143,497 net rentable square feet equating to 112,000 to 130,964 BOMA usable square feet with 17,350 square feet dedicated to office space and the remaining 113,614 dedicated to warehouse space. A minimum of 400 parking spaces is required and must be adjacent to the main entrance of the facility. Building: The following requirements for the site are as follows: 1. Column spacing should be 30? on center for the Administrative area, and 40? on center for the warehouse space. 2. Minimum warehouse ceiling height a. Office Space 9?-12? b. Order Fulfillment 22? c. Shipping & Receiving 22? d. Warehouse 28? 3. A total of ten (10) loading docks, (Five (5) for receiving and five (5) for shipping.) Other special requirements include: 1. Temperature controlled zones for specific functional areas. 2. Acoustical Ceiling Tiles in Office and Order Fulfillment areas. 3. Concrete slab-on-grade floor requirement throughout the facility, with under-floor duct system in specific areas. 4. Low-slope roof is acceptable provided it meets industry standards in terms of rise, roof field covering, flashing and drainage for this type roof. Term: Term of lease will be for 15 years, 7 years firm. Space must be ready for occupancy by April 30, 2008. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility.
