- United States Government Seeks Sources for Leased Office and Related Space Requirement: United States Government is seeking to lease approximately 7,646 rentable square feet of space. The rentable space must yield a minimum of 6,649 contiguous ANSI/BOMA Office Area square feet, available for use by the U.S. Internal Revenue Service, in Palm Springs or Rancho Mirage, California for personnel, furnishings and equipment, plus 1 reserved parking space. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. Space should be located with a variety of inexpensive moderately priced fast food and/or eat-in restaurants within three blocks, and other amenities such as retail shops, cleaners, banks, etc. should be available within three (3) miles. Space can be located in a commercial office district, retail center, or business park with attractive, prestigious, professional surroundings, and a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained. If build-to-suit property is offered, the site must allow for a 50-foot setback from the street and public parking to the facility. Buildings offered must be of sound and substantial construction of the type generally recognized as modern facilities having fully adequate means of ingress and egress, must fully meet the requirements of the Uniform Federal Accessibility Standard for handicapped access, must be altered or constructed to meet the Government's requirement, and must be fully serviced. The building offered must not be located in a floodplain. Building and space offered must conform to the seismic standards for new construction of the latest edition of the International Building Code (IBC). For Existing Buildings, the building and space being offered must conform to the seismic standards as set forth in the "Standards of Seismic Safety for Existing Federally Owned or Leased Buildings and Commentary", ICSSC RP 6. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. Location:Offered properties must be located within the city limits of Palm Springs or Rancho Mirage, California. Lease Term:10 years/5 years firm Occupancy:Space must be ready for occupancy by August 15, 2007. Expressions of interest should include the following: 1) Building name and address 2) Rentable square feet and rentable rate per square foot 3) Method of Measurement used to determine rentable square feet 4) Common Area Factor(s) for available space by floor, if applicable 5) Offers must be submitted by owner(s) or by authorized representatives of the owner(s) only.
