Description
DEPARTMENT OF VETERANS AFFAIRS (VA) SEEKS EXPRESSIONS OF INTEREST TO LEASE SPACE The VA seeks to lease approximately 19,887 Net Usable Square Feet of dormitory style space for use as a Homeless Domiciliary Residential Rehabilitation and Treatment Program in the Indianapolis, Indiana area. This space should be able to accommodate 50 beds. The offered location must conform to local zoning codes for the desired use. VA will consider both existing residential or domiciliary style facilities as well as those that can be modified to meet the standards of the Solicitation for Offers (SFO) in both, self contained and shared facilities. Offered space must be contiguous, in the same building, however, VA may consider non-contiguous ancillary areas in a shared facility. Multiple floors may be considered if it is deemed advantageous to the Government. On-site parking for 25 vehicles is required. A lease for up to 15 years will be considered. The space must be available for occupancy no later than July 1, 2007. To be considered the space must be within the following delineated area: North ? 52nd Street South ? Troy Avenue East ? Arlington Avenue West ? I-465 Offerors must provided evidence that the properties submitted are outside the of the 100-year flood plain. Expressions of interest should include, as applicable: building name, address and age; total square footage available in office rentable and usable method of measurement; type of building/space; date space is available to commence tenant improvements; rental rate per office rentable square foot (indicate core factor); as-built floor plans identifying the space offered; parking ratio; loading dock specifications; proximity to public transportation; site plan including parking; and other information on property and ownership. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code. The Government will pay no more than the appraised fair market rental value for space. All interested parties (owners, authorized brokers, or their legal representatives) should submit two (2) copies of specific information concerning their properties and include: name of firm, name of contact person, address, phone, fax numbers, and e-mail addresses.
