- REQUIREMENT: The United States Government seeks to lease approximately 11,518 Rentable Square Feet (RSF) of space to yield 10,016 ANSI/BOMA Office Area Square Feet (OASF) of contiguous office space. Due to security concerns, the offered space must be located on the second floor or higher. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. Site must be located outside the 100-year flood plain. Space must be ready for occupancy no later than March 1, 2007. DELINEATED AREA: The space will be located within the following delineated area and must be located within four (4)) blocks of public transportation: Boundaries: North: NW 58th Street; West: Florida's Turnpike (821); South: NW 36th/NW 41st Street (Doral Blvd); East: Palmetto Expressway (826). REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. A minimum of ten (10) secured/covered, reserved parking spaces are required for official government vehicles. In addition, a minimum of fifty (50) parking spaces must be located within one block of the building and accessible to the public. The offered space must meet Government requirements for security, fire safety and handicapped accessibility. LEASE TERM: Term is for 10 years firm with two five (5) years renewal options. The Government will have cancellation privileges after 10 years.
