Description
The United States Government seeks to lease office space consisting of approximately 26,984 rentable square feet and a maximum of 23,465 ANSI/BOMA usable square feet in Manhattan, N.Y. within the following delineated area: Starting at the corner of W. 59th Street and the Henry Hudson Pkwy, continue east of W. 59th Street to West End Avenue, go north on West End Avenue to West 65th Street, go east on W. 65th Street to Central Park West. Go south on Central Park West to W 59th Street (aka Central Park South). Go east on W 59th Street (Central Park South) to 5th Avenue. Go north on 5th Avenue to E. 65th Street. Go east on E. 65th Street to New York Avenue. Go south on New York Avenue to E. 63rd Street. Go east on E 63rd Street to the Franklin D. Roosevelt (FDR) Drive. Go south on the FDR Drive to State Street. Go north on State Street to Battery Place. Go west on Battery Place to West Street. Go north on West Street to 57th Street. At 57th Street, West Street becomes the Henry Hudson Pkwy. Continue north on the Henry Hudson Pkwy until it intersects W. 59th Street. The space is required for 5 years, 3 years firm commencing November 1, 2007. After the third full year, the lease square footage will be reduced by approximately 16,426 USF or 70%. Termination of the lease following the 3 years firm term will occur upon 60-90 days written notice to the lessor. Fully serviced leases are sought. Regularly scheduled public transportation and/or employee parking (paid and/or metered) must be located within 6 blocks or 15 minutes sufficient to cover commuting needs of employees. The offered space must meet government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48? x 40?) without breaking down pallet. SUBMISSION REQUIREMENTS Expressions of interest must be submitted in writing and should include the following information at a minimum (This is not an invitation for bids or a request for proposals): ? Building name/address ? Legal property description, recent survey, and property identification numbers (PIN) ? Location of space in building and date it will be available ? One-eighth inch scaled drawing of space offered ? ANSI/BOMA defined office area/useable square feet (USF) ? Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included ? Common Area Factor used to determine the RSF ? Name, address, telephone number, and email address of authorized contact ? In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction.
