Description
The General Services Administration seeks to lease office space consisting of approximately 65,540 rentable square feet in the Central Business District (CBD) of New Orleans, Louisiana located within the following delineated area: I-10 (also know in some areas as North Claiborne Ave) Canal Street Pontchartrain Expressway to O'Keefe O'Keefe over to Poydras; Poydras down (towards river) until it intersects Canal (at River) The space should yield 56,992 ANSI/BOMA contiguous usable square feet, to be located on no more than 4 (four) contiguous floors. Of the 56,992 ANSI/BOMA usable square feet, 10,000 ANSI/BOMA usable square feet must be on the second floor or above and have 100 lbs unreduced live floor load. The proposed lease is for 15 years with 10 years firm, and should be fully serviced, including all services supplies, utilities, and tenant improvements which will be provided in consideration of rental to be paid, and must yield sufficient parking for employees and visitors. GSA requires 24 hour access to an attached parking garage that is protected and secured for 10 (ten) executive/ government parking spaces, and 10 (ten) handicap parking spaces, for a total of 20 (twenty) reserved parking spaces. In addition, convenient parking for 175 employees and visitors must be located within a two-block radius of the office building. Space must be ready for occupancy no later than February 6, 2008. The offered space must meet GSA Life and Fire Safety Standards, Americans with Disabilities Act (ADA) and (ABBAS) requirements. The Government reserves the right to approve the design and will require its design excellence standards be achieved. Section 2 of Executive Order (EO) 13006 requires that in filling their space needs, federal agencies give first consideration to locations in a specifically prescribed hierarchy as follows: ? Historic properties within historic districts (1) ? Sites within historic districts (whether developed or undeveloped) ? Historic properties outside of historic districts Expressions of interest must be submitted in writing no later than January 8, 2007, and should include the following information: street address and building name, square footage offered, name, address and phone number of individual to be contacted; and evidence of authority to represent the owner if other than legal owner. Historic Districts include those determined eligible by GSA or a State Historic Preservation Officer, or designated by any State, local or Indian tribal government under pertinent State, local or tribal law.
