Description
U.S. GOVERNMENT WANTS TO LEASE SPACE IN HOUSTON, TEXAS (SFO#6TX0142) REQUIREMENT: General Services Administration (GSA) is interested in leasing office space consisting of approximately 18,250 rentable square feet of existing space. Rentable space must yield approximately 15,690 BOMA usable square feet of office and related space. The space will be occupied by the Social Security Administration/Office of Disability Adjudication and Review. LEASE TERM: 10 years; 5 years firm term. UNIQUE REQUIREMENTS: Office space must be contiguous and on one level without being split by a public corridor. Space offered in a multi-story building must be located above the first floor. Elevator service shall consist of a minimum of two handicap accessible elevators (one may serve as a freight elevator). Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but will not be limited to, the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offsets that will result in an inefficient use of space. Columns must be at least 20 feet apart (center to center) and 20 feet from any interior wall and be no more than two foot square. The following space configurations will not be considered: space with atriums or other areas interrupting contiguous space; extremely long or narrow runs of space; irregularly shaped space configurations or other unusual building features adversely affecting usage. Space shall not be located within a base flood plain or wetland unless the Government has determined it to be the only practicable alternative. Space should not be located near establishments where alcoholic beverages are sold or served, or where there are tenants related to drug treatment or detention facilities. Space will not be considered where apartment space or other living quarters are located within the building. The Government requires a fully serviced lease including a total of two (2) on-site parking spaces. In addition, the Government requires a total of 75 parking spaces on-site (if normally provided to building tenants at no expense) or within a two (2) block radius. Public transportation must be located within 600 feet or two (2) blocks, whichever is closer. The Government shall have access to their space 24 hours a day, 7 days a week. Normal hours of operation are Monday through Friday 6:30 a.m. to 6:00 p.m. (excluding Saturdays, Sundays and federal holidays). LOCATION: Offered properties must be located within the Central Business District of Houston, Texas. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. For unimproved sites provide specific location. 2) One-eighth inch scale drawing of space offered. For unimproved sites provide site plan and location map. 3) Square footage offered. For unimproved sites provide total available acreage and proposed acreage. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner.
