Description
DESCRIPTION: The General Services Administration (GSA), is interested in leasing approximately 5,500 rentable square feet of contiguous industrial/flex mixed-use office and related space yielding a minimum of 4,750 ANSI/BOMA office area square feet (previously usable) to a maximum of 5,225 ANSI/BOMA office area square feet and fourteen (14) parking spaces for the Government?s exclusive use. TENANT: National Oceanic and Atmospheric Administration (NOAA). LOCATION: Offered properties must be located within the following delineated area of San Diego, CA: La Jolla Parkway (California State Highway 52) extending from Interstate Highway 5 on the east and continuing along an imaginary line along CA-Hwy 52 to the Pacific Ocean (Northern Border); Harbor Drive and any waterfront property just south of Harbor Drive along the north San Diego Bay from Interstate Highway 5 along Harbor Drive to the Point Loma area and continuing along the waterfront to the boundary of Fort Rosecrans (Southern Border); Morena Boulevard, or other Interstate Highway 5 frontage and expanded to include the area of ?Old Town San Diego? (Eastern Border); The Pacific Ocean (Western Border). LEASE TERM: The lease will be for ten (10) years, five (5) years firm. REQUIRED: Any offered buildings must be of sound and substantial construction, of a type generally recognized as modern, industrial/flex or R&D type mixed use office space. The space must be altered to meet the Government?s requirements, must be fully serviced, must be fully accessible in accordance with ADA standards, should not be located in a flood plain, and should conform to applicable Life Safety Performance Level of RP 6 (seismic standards). The space will consist of approximately 1,760SF of general office space and 3,000SF of lab/tech and boat storage. Any offered building must be able to provide the following: a minimum of one roll-up door with minimum clearances of 14? in height and 12? in width. The minimum ceiling height clearance is 18? and the minimum bay depth from the inside of the roll-up door to the back wall (or opposite face roll-up door) is 42?. The floor load capacity must be at least 2,000 lb/SF or a portion of the floor must be able to be retrofit to meet this capacity. Direct access to sea water supply is highly desirable.
