Description
U.S. GOVERNMENT WANTS TO LEASE SPACE IN KALAMAZOO, MICHIGAN (SFO #GS05B17888) REQUIREMENT: General Services Administration is interested in leasing 4,117 rentable square feet of office and related space, which will yield a minimum of 3,580 ANSI/BOMA occupiable square feet. LEASE TERM: 10 years, 5 years firm term. UNIQUE REQUIREMENTS: Prospective offers will be considered if through a cost-benefit analysis the Government determines that it is economically advantageous to move. Factors taken into account in the cost-benefit analysis are the proposed rent for a fully-serviced lease and expenses associated with moving, telecommunications, and tenant improvements. Space offered must be located on the second floor or higher and be contiguous and have potential for an efficient layout. Column spacing shall be no less that 24? on center. Buildings that include underground parking must have access controlled parking restricted to building tenants only. The Government requires a fully serviced lease including five (5) on-site reserved surface parking spaces. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. New construction requires a minimum 50? setback from the defended perimeter to the fa?ade of the building, Existing buildings require a minimum 20? setback from the defended perimeter to the fa?ade of the building. Subleases will not be considered. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. The offered space must meet Government requirements for Fire and Life Safety and Handicapped Accessibility. The location must be accessible to major highway arteries. In addition, the space shall be located in surroundings conducive to a professional business area. The location must not be in the immediate vicinity of any potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc. LOCATION: Offered properties must be located in an area bounded by the streets shown below. NORTH: West Main Street, Kalamazoo Avenue, Gulf Road (Kalamazoo) SOUTH: Centre Street (Portage) EAST: Sprinkle Road (Kalamazoo and Portage) WEST: 9th Street or US 131 (Kalamazoo and Portage) EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. 2) One-eighth inch scale drawing of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner.
