Description
PART 1 - GENERAL 1.1 PROJECT IDENTIFICATION A. Project Name and Location: COMMUNICATIONS ROOM CONSTRUCTION - A/C INSTALL INTERNAL REVENUE SERVICE 191 MAIN ST POUGHKEEPSIE, NY 12601 B. Project Summary Description: The Contractor shall provide the management, supervision, labor, subcontractors, materials, supplies and equipment (except as otherwise provided), to complete the work and shall plan, schedule, coordinate, and assure effective completion of all services described herein. The Contractor shall be fully responsible for providing customer service, quality control and related services. The project includes but is not limited to the following work: i. Construct a secured room surrounding existing telecommunications room (Exhibit A) including a doorway on one end and sealed wall on opposite end as shown in Exhibit B; ii. All new walls must extend several inches above ceiling grid; iii. Replace/reconfigure ceiling grid and ceiling tiles as needed; iv. New wall surfaces must be painted and finished (including baseboard) to match existing adjacent wall surfaces; v. Reconfigure ductwork and ventilation diffusers so that supply and return air are properly balanced for the new configuration; vi. Reposition existing light fixtures as needed. Install additional fixtures as needed. Install separate light fixture and independent light switch inside newly created telecommunications room; vii. Remove ceiling in existing telecommunications room and replace with drop ceiling that matches ceiling, including height, to the rest of the newly created telecommunications room; viii. Remove bi-fold doors on existing telecommunications room and reconstruct and finish walls at entrance to match adjacent area as shown in Exhibit B; ix. Install Liebert Mini-Mate2?60 Hz air-conditioning unit in ceiling in center of newly created telecommunications room and exhaust into plenum or return duct. Unit must have thermostat located inside the newly created telecommunications room and maintain temperature between 68-72 degrees continually; x. Install dedicated qudraplex wall-mounted electrical receptacle in newly created telecommunications room on new sealed wall; xi. Remove cabinetry from forms area and reconstruct forms area as depicted in Exhibit B with cabinetry or shelves, comparable in design and quality to existing, around perimeter and allowing for a walk-in space in the center; xii. Install bi-fold doors on forms closet as shown in Exhibit B matching existing finishes in adjacent space; xiii. Restore carpeting, paint, wall finishes in all work areas to match existing finishes in color and quality; xiv. Protect adjacent non-work areas from debris and remove debris daily; C. The General Services Administration designed the project. D. The Property Manager and Contracting Officer?s Representative (COR) is: Ed Budzinski (518-431-0308). E. The Contracting Officer for the project is: M. Blake Degen (518-431-0311). F. The normal Building Hours are per office manager (to be determined) Monday through Friday, Federal holidays excluded. Please direct all questions regarding statement of work to Project Manager, Ed Budzinski (518-431-0308). Any negotiations made with persons other than the Project Manager, Ed Budzinski, or Contracting Officer, M. Blake Degen, is a violation of the contract. 1.2 WORK SEQUENCE The following work shall be completed, including the time to order materials and equipment, within (to be determined) calendar days after notice to proceed: ALL 1.3 WORK UNDER OTHER CONTRACTS The Contractor shall cooperate with other contractors performing related work in the building, including providing labor, materials and other costs necessary to satisfactorily coordinate the Contract work with work performed under other contracts. This includes such things as utility shutdowns, and use of service elevator and loading dock. 1.4 SCHEDULE OF GOVERNMENT-FURNISHED PROPERTY The project includes the following Government furnished property to be installed by the Contractor: NONE 1.5 MISCELLANEOUS PROVISIONS A. Work shall be performed in accordance with rules and regulations of governmental agencies having jurisdiction and shall conform to all NFPA, city, county, state, and federal construction, safety, and sanitary law, codes, statues, and ordinances; B. All new work shall meet requirements set forth in the American with Disabilities Act and the Uniform Federal Accessibility Standards; C. Work in the extension of existing conditions shall correspond in all respects with the existing conditions to which it connects, or to similar existing conditions, in materials, workmanship and finish. D. Alterations to Existing Conditions: As noted. E. Existing structures will remain in place except as otherwise noted. 1.6 DELIVERABLES The contractor shall submit the following deliverables in accordance with Part 4: NONE PART 2 - PRODUCTS Before ordering, provide equipment cuts and other information in the form of a product submittal for approval by the project manager for the following items: NONE PART 3 - QUALITY ASSURANCE Contractor shall furnish all labor, tools, materials and equipment to perform this work. Any building components or systems disturbed must be restored and patched to original condition. All work must comply with all applicable building codes, regulations and standards. Davis-Bacon wages must be paid if applicable. The area shall be broom cleaned before final inspection. The contractor shall dispose of all exposed trash daily. PART 4 - SECURITY After award, a security clearance shall be obtained by all persons on the contractor?s workforce including the general contractor foreman, supervisory project manager, all tradespersons and all sub-contractors? labor force. Within 14 days of contract award, the contractor shall have submitted all completed security clearance application documents for those employees designated to work on this project.
