- UNITED STATES GOVERNMENT Seeks Leased Office Space in Greater Seattle Washington Area, WA The United States Government seeks to lease office space consisting of approximately 32,000 rentable square feet in the Greater Seattle Washington Area within the following delineated area: Space must be located within the area bounded by or fronting on the following: The city limits of Seattle, Tukwila, Renton, New Castle, Bellevue, Kirkland, Redmond, Bothell, Kenmore, Lake Forest Park, Shoreline, Mountlake Terrace, Brier, Woodway, Edmonds, and a portion of Lynnwood as follows: (From Highway 524, (196th Street) from Edmonds through Lynwood until it connects to 44th. The boundary then goes north to 180th Street and then east along 180th Street until it meets I-5) The space is required for 5 years, 3 years firm commencing November 1, 2007. After the third full year, the lease square footage will be reduced by approximately 15,826 USF. *Termination of the lease following the 3 years firm term will occur upon 60-90 days written notice to the Lessor. Fully serviced leases are sought. The space should yield a maximum of 27,131 ANSI/BOMA usable square feet. Parking is required for 13 vehicles. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred however up to three contiguous floors will be considered. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 42") without breaking down pallet. SUBMISSION REQUIREMENTS Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): ? Building name/address ? Legal property description, recent survey, and property identification numbers (PIN) ? Location of space in the building and date it will be available ? One-eighth inch scale drawing of space offered ? ANSI/BOMA defined office area/useable square feet (USF) ? Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included ? Common Area Factor used to determine the RSF ? Name, address, telephone number, and email address of authorized contact ? In cases where an agent is representing multiple ownership entities, written acknowledgement, and ? Permission to represent multiple owners for the same submission AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction.
