Description
Synopsis of Requirement: This effort will include but is not limited to the following services: 1. ARCHITECTURAL: Remove and demolish all interior non-bearing walls and finishes, including floor coverings, ceilings, lighting as indicated on the drawings. Structural walls shall remain and the exterior shell shall remain in place. Install a single-ply roof system over the existing built-up roof with new weather-tight flashing. Install new finishes throughout with insulated furred out walls, raised computer floors, new carpeting, sheet rock walls, lay-in ceilings and new lighting throughout for a complete tenant improvement. Provide and install all new doors, hardware, frames, storefront glazing etc. throughout the space. 2. CIVIL: Remove and demolish the rear dock area and associated parking lot as indicated on the drawings. Install new patio area where the dock area was and construct a new parking lot configured to meet accessibility and force protection requirements. Reuse existing catch basins and storm drain systems already in place. Trench for new electrical service from existing transformer to the south of the building and patch and repair existing road to remain. Install new landscaping in the areas around the new parking lot and the south elevation. New landscaping to meet force protection guidelines. 3. MECHANICAL: Remove all existing mechanical equipment and all duct distribution as noted in the drawings and construct with new equipment new mechanical systems and duct distribution. Install new roof top units. Install new plumbing fixtures as noted in the drawings with additional fixtures as shown. Bring all fixtures current with accessibility requirements. Use existing underground plumbing but otherwise cap unused plumbing below slab. Mechanical and plumbing systems shall be brought up current to existing code requirements. Reconfigure the existing fire sprinkler lines and heads as required for the new building room configuration and reuse from existing backbone where possible. The new space shall be fully sprinkled meeting current codes. 4. ELECTRICAL: Remove all existing electrical switches, lighting, power distribution and panels within the building. Install new electrical equipment beyond the existing transformer, provide and install new outlets, lighting and distribution of telecommunications and data information throughout the building meeting the new tenant improvement requirements. Electrical power and lighting systems, including emergency lighting an egress illumination shall meet currently code requirements. Place of Contract Performance.
