- This posting is a rebroadcast of requirement that serves to also extend firm term. Original ad was aired on January 9, 2006. REQUIREMENT: The U.S. Government is seeking to lease approximately 17,214 Rentable Square Feet yielding 14,969 ANSI/BOMA area square feet of contiguous office and related space, preferably on the ground level, in Salt Lake City, Utah. If space is above ground level, a minimum of two elevator banks is required. No mixed use space will be considered. Build-to-suit will be considered based on the length of time necessary to deliver the space ready for occupancy. Space must be situated within an area delineated by the following boundaries: North: North Temple Street West: 300 West South: 3300 South East: 1300 East The site should be within a convenient and safe walk of no more than two blocks to secured parking for both employee and visitor parking use. Due to the high volume of daily visitors, at least seventy (70) to one hundred (100) parking spaces are required for public and employee use. A minimum of five (5) reserved parking spaces are required immediately adjacent to the office. The site should be within a relatively convenient walk to coffee shops, restaurants, banks and other retail establishments. The site should be safely accessible by both automobile and public transportation throughout the extended workday (7:00 AM to 5:30 PM, Monday through Friday). Site must be within two blocks of access to public transportation. Space must meet the Federal Government's standards for fire safety, be capable of being fully accessible to the physically challenged, and be located outside a 100-year floodplain. Secure office space and facilities in an office building, fully serviced and altered to Government specifications are required, to include ample windows to provide natural lighting and both public and separate employee rest rooms (located in the non-public area of the office). All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Occupancy will be required within nine months of lease award. Lease term is 15 years with a firm term of 10 years. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. If you desire to submit a location for inspection, please forward information by 5:00 PM EST, January 19, 2007. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, and contact information for owner or authorized agent. If a build-to-suit, indicate the size of the lot being offered, parcel number, map coordinates or fixed address, and provide aerial map if available.
