Description
THE FEDERAL GOVERNMENT IS SEEKING EXPRESSIONS OF INTEREST FROM PROPERTY OWNERS TO PROVIDE A BUILDING SITE IN THE SACRAMENTO CENTRAL BUSINESS DISTRICT/SACRAMENTO REDEVELOPMENT AREA OF THE CITY OF SACRAMENTO, CALIFORNIA The Federal Government is seeking expressions of interests from current property owners or their authorized brokers for a no-cost assignable option to purchase land for a building site. The Government selected developer will exercise the option at the negotiated purchase price. To receive consideration, the property must lie within the following boundaries: The American River, Broadway, State Highway 160, 16th Street and the Sacramento River. The site must be strategically located for the operational needs of a Federal agency. Zoning of adjacent properties and master planning of the general area should be compatible with the proposed project. The property must have easy access to major freeways but not be adjacent to overpasses, bridges, elevated ramps or railroad tracks. Sites should have adequate electrical power, sanitary sewer, water, telephone, cable TV and fiber optics available, or easily accessible. Any property submitted for consideration must be relatively flat and consist of approximately seven (7) contiguous buildable acres and located outside of any designated 100 year floodplain. The property should not have any easements or right-of-ways encroaching on the secured portion of the site or reducing the site?s usable area. A current preliminary title report and any existing Phase I environmental site assessment reports, boundary surveys, soil reports, geotechnical reports, cultural resources reports or other pertinent data must accompany each expression of interest. In addition, all submittals must include a representation of the agent?s authority to tender the offer on behalf of the current fee owner. The Federal government will determine how to develop the site and hereby notifies all interested parties that we may consider properties other than those offered in response to this advertisement. The Government will require the land to be delivered in fee ownership and will not entertain offers of a ground lease.
