- U. S. GOVERNMENT WANTS TO LEASE SPACE IN THE AREA OF BIRMINGHAM, ALABAMA AMOUNT: Approximately 6,680 rentable square feet of office space, yielding at least 5,809 BOMA usable to a maximum of 6,099 BOMA usable square feet of office and related space. LOCATION: Space must be located outside of a flood plain, within the CBD of Birmingham, easily located from a major street or highway and if no suitable space can be found in the CBD then we will need space fronting and or bounded within the following delineated areas: 1) North: 7 th Avenue; South: 2nd Avenue; West: 17th Street; East: 22nd Street. REQUIRED: All services, supplies, utilities, partitioning and required tenant alterations are to be provided as part of the rental consideration. This includes availability of access to public transportation where applicable. In addition, space must be on a second floor or higher and the building offered must have a separate entrance and or Sally Port. TERM: Lease term will be for five years firm and two five year renewal options with the Government having cancellation privileges in whole or in part at any time on or after the fifth year with 60 days advance written notice to the Lessor. OWNERS & AGENTS: Submission by any party other than the owner or manager of the property must be accompanied by a letter from the owner granting permission to make a general offering of the space.
