- The United States Government desires to lease approximately 4,394 rentable square feet of light industrial space with a combination of office and warehouse space, yielding 3,821 usable square feet within the following boundaries in Elmhurst, Illinois: NORTH: Highway 64 SOUTH: Ogden Street EAST: Highland Avenue WEST: Interstate 294 The space must be fully serviced and altered to meet the Federal Government's standards for Fire Safety and Handicapped Accessibility. The space offered must be contiguous. The warehouse section of the light industrial space must be accessible by vehicle. It is preferred to have a single story building with drive-in capability for large vehicles. Warehouse space shall have the following minimum requirements within the facility: heated; slab to slab concrete; ceiling height of 16? clear and 30? column to column spacing; at least one 14? tall x 12? wide overhead garage door; 3? ? 4? tall loading dock is preferred; slab on grade concrete capable of supporting tractor trailer trucks ? 6? slab thickness; frost-proof exterior hose bib available for Government use only; exterior secured fenced parking; and rights to install an antenna on the roof is needed. Office space shall be sprinklered, with men?s and women?s handicap restroom within the warehouse area. A separate HVAC thermostat is required for both the office space and the warehouse space. Occupancy is desired by August 1, 2007. The lease term will be for 10 years, with 5 years being firm. Brokers or agents who represent the prospective landlord for any properties or proposals submitted, must submit written evidence stating they are authorized to represent the building's ownership.
