- Description
- This project includes renovation and modernization of the historic Nakamura Courthouse, located at 1010 Fifth Avenue, Seattle, WA 98104. Project involves upgrading several major building systems to include complete renovation and modernization to meet current codes (IBC, seismic, ADA accessibility, Fire/Life Safety, etc.). Other items requiring repair, replacement, and upgrades are elevator controls, roof, telecom/data/technology, hazardous materials abatement, and exterior terra cotta repair. This project also includes interior renovations and space modifications. Also an addition to the Westside for a secure underground facility to include parking, loading dock, mail handling facility, utilities, generator and ancillary spaces connected to the courthouse will be provided in accordance with the new security requirements for the US Courts. Weinstein AU has been selected as the design AE. The design kick off was November 20, 2003. Construction funding is less than $45 million. GSA presently assumes a construction start of July 2005 and project duration of 20 months. The building will be vacated during construction. GSA intends to award a Guaranteed Maximum Price (GMP) contract for construction services consisting of design phase services and including an option for the actual construction. GSA intends to issue a best value RFP. Factors and subfactors haven?t been decided at this time. BY THIS POSTING GSA would like to begin early exchanges with industry.
