- U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 6,894 RSF (YIELDING AT LEAST 5,995 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE WITHIN A SPECIFIC DELINEATED AREA DESCRIBED BELOW. The space must meet NFPA requirements for fire-safety plus handicapped access in accordance with ABAAS guidelines. The offered space must be on the second floor or higher and must include six (6) on-site, secure, covered parking spaces. Local metered parking is not acceptable. All buildings offered must provide for 20 feet of setback around the building perimeter. The Government reserves the right to waive this requirement upon a satisfactory review of the potential to mitigate security risk. DELINEATED AREA: Within the city of New London, Connecticut, further bounded by the following description: North: I-95 South: Tilley Street and the Thames River East: Thames River West: Briggs Street to Broad Street to Huntington Street The proposed lease is for a term of ten (10) years, with a firm term of five (5) years and should be fully serviced and meet all of the Government requirements as set forth in a Solicitation for Offers (SFO) to be issued for this lease acquisition. Space should be ready for occupancy by December 2007. EXPRESSIONS OF INTEREST SHOULD BE SUBMITTED IN WRITING PRIOR TO MARCH 7, 2007 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building. 2) Legal description 3) One-eighth inch scale drawing of space offered in CADD format. AutoCAD or compatible format is required. 4) The drawings shall clearly show all architectural features including columns. Column spacing must be 20?-0? (twenty feet) face-to-face. 5) ANSI/BOMA defined Office Area Square Feet 6) Rentable Square Feet Offered 7) Percentage of Common Area Factor used to Determine the Rentable Square Feet 8) Number of covered parking spaces available on the premises. 9) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
