Description

The Federal Government has a requirement to lease office space consisting of approximately 8,257 BOMA rentable square feet. Rentable space must yield a minimum of 6,980 BOMA usable square feet to a maximum of 7,180 BOMA usable square feet for use by the tenant for personnel, furnishings, and equipment. Existing buildings locations will be considered. Space must be capable of being fully accessible to the physically handicapped, must meet minimum seismic requirements, and must not lie within the 100-year flood plain and will be subject to any and all other building or construction rules, regulations, laws, and/or ordinances on the local, county, state, and federal levels as they may apply. The initial tenants will be the United States Department of Agriculture (USDA). The space shall be ready for occupancy no later than April 16, 2007. The government is seeking a lease term of 5 years with 3 years firm. Space offered must be located in close proximity (approximately 3 miles) to the Denver Federal Center.
