- UNITED STATES GOVERNMENT Seeks to Lease Office Space Prince George's County, MD The United States Government seeks to lease office space for use by the Internal Revenue Service (IRS) consisting of approximately 11,627 ANSI BOMA usable square feet /13,026 rentable square feet. Approximately 3,730 usable square feet must be located on the first floor, 3,220 usable square feet must be located at or above the second floor, and the remaining space can be co-located with either. Twelve (12) on-site parking spaces are required for Government vehicles. The proposed lease is for five years firm with an option for an additional five years and should be fully serviced. The delineated area is as follows: Intersection of Annapolis Road (Route 450) and East-West Highway (Route 410) East on Route 450 to Enterprise Road (Route 193) South on Route 193 to Largo Road (Route 202) West on Route 202 to White House Road Southwest on White House Road to Ritchie Marlboro Road West on Ritchie Marlboro Road to Ritchie Road North on Ritchie Road to Walker Mill Road West on Walker Mill Road to Addison Road North on Addison Road to Martin Luther King Jr. Highway (Route 704) North on Route 704 to Ardwick-Ardmore Road West on Ardwick-Ardmore Road to John Hanson Highway (Route 50) West on Route 50 to Route 410 North on Route 410 to Route 450 (please see map attached) Space must be ready for occupancy no later than May 1, 2008. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Expressions of interest must be submitted in writing and should include the following information at a minimum (this is not an invitation for bids or a request for proposals): Site's legal description, a recent survey, and property identification numbers (PIN) Building name/address Location of space in the building and date of availability One-eighth inch scale drawing of space offered ANSI/BOMA defined office area/useable square feet (USF) Rentable Square Feet (RSF) offered and rental rate per square foot, specifying included services, utilities, and tenant improvement allowance Common Area Factor used to determine the RSF Name, address, telephone number, and email address of authorized contact The General Services Administration (GSA) is using a tenant broker to represent the Government in lease negotiations for this transaction.
