Description
REQUIREMENT: The United States General Services Administration seeks to identify sources and receive information on available office and related space within a delineated area defined below for Northern Virginia. GSA is seeking sources of available office and related space for lease up to 334,103 BOMA Rentable Square Feet (yielding at least 278,419 ANSI/BOMA Office Area Square Feet) of contiguous office and related space in no more than two buildings for a period of ten (10) years. To be considered, two buildings must be no more than 1,000 walkable linear feet apart. GSA intends to use this information from prospective sources to issue a Solicitation for Offers. LOCATION: All properties submitted to the Government must be located within the following Delineated Area: Northern Virginia within the following boundaries: Starting in Alexandria, VA from the George Washington Parkway (South Washington Street) at the Capitol Beltway (495); the Capitol Beltway WEST to Route 66; Route 66 EAST to the George Washington Parkway; SOUTH on the George Washington Parkway to the Capitol Beltway. LEASE TERM: Ten (10) years. EXPRESSIONS OF INTEREST MUST BE IN WRITING NO LATER THAN MARCH 9, 2007 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name & address; 2) Contact information and E-mail address of Lessor?s Representative; 3) BOMA rentable & usable SF available (with Common Area Factor); 4) Asking rental rate range per RSF (based on GSA Warm Lit Shell and Tenant Improvement Allowance of $38.30 per USF); 5) Date building will be ready for commencement of tenant improvements; and 6) If the building is being built, please provide detailed information on the status. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning this space requirement with any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
