Description
General Services Administration (GSA) is seeking to lease approximately 1,265 rentable square feet yielding a minimum of 1,100 ANSI/BOMA useable square feet of contiguous office and related space in Billings, MT. GSA is interested in considering alternative space if relocation is economically advantageous to the Government. In making such a determination, GSA will consider cost factors including, but not limited to, the total cost of the physical move (including telecommunications and computer cabling costs); tenant improvement costs (whether included in the rent or compensated separately from the rent); and anticipated rent for the space. Other factors impacting the Government's rights under a prospective lease, such as, length of time necessary to deliver occupancy-ready space, and the right to terminate any space vacated during the term, will also bear. Space must be situated in the central business district of Billings, MT. Space must meet the Federal Government's standards for fire safety, be capable of being fully accessible to the physically challenged, and be located outside a 100-year floodplain. Space must be ready for occupancy on or before January 1, 2007. A lease term of 10 years with a firm term of 5 years is sought. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. If you desire to submit a location for inspection, please forward information by 5:00 PM EDT, August 18, 2006. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, percentage of common area factor used to determine the rentable square feet, and contact information for owner or authorized agent.
