Description
UNITED STATES GOVERNMENT Seeks Leased Office Space Atlanta, Georgia The United States Government seeks to lease office approximately 8,515 Rentable Square Feet (RSF) yielding 7,404 ANSI/BOMA Office Area Square Feet (OASF) of space in Atlanta, GA, within the following delineated area: North: Chamblee/Mercer University Drive; East and South: Henderson Mill Creek Road; and West: Shallowford Road. The proposed lease term is for ten (10) years, five (5) years firm and must be fully serviced. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere or 2) on an attractively landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. Preference is to occupy space on the second floor or higher. A minimum of six (6) on-site surface parking spaces are required for Government vehicles. Enough additional parking must be provided on-site to meet current code requirements. A new construction site will require a 20-foot setback from the building to the curb or other boundary. Space must be ready for occupancy no later than January 10, 2008. All expressions of interest by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. Sub-leases are not acceptable.
