Description
**Modification to correct the delineated area. REQUIREMENT: The United States Government seeks to lease approximately 6,750 ANSI/BOMA office area square feet (ABOASF) of office and related use space. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Space offered in existing office buildings must be located on the second (2nd) floor or above and have a 20 foot setback. Space offered in new construction must be located on the second (2nd) floor or above and have a 20 foot setback. First floor space will be considered only if offered as new construction in a single tenant building. Any building offered must have a central sprinkler system. Subleases are not acceptable. The space should not be located in the 100 year flood plain. DELINEATED AREA: The space will be located within the Central Business District of Melbourne, FL or within the following boundaries: North: Viera Blvd. West: Interstate 95 East: US 1 South: Pineda Causeway REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. Thirteen (13) reserved, on-site, outside parking spaces for government vehicles shall be provided with the capability to provide an additional two parking spaces over the lease term. Facilities that provide underground parking should have access controlled parking restricted to building tenants only. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years.
