- Description
- The Federal Government has a requirement to lease office space consisting of approximately 161,205 BOMA rentable square feet. Rentable space must yield approximately 140,179 ANSI BOMA usable square feet for use by tenant for personnel, furnishings, and equipment. Structured parking is required for 51 vehicles. Space must be capable of being fully accessible to the physically handicapped, must meet minimum seismic requirements, must not lie within the 100-year flood plain and will be subject to any and all other building or construction rules, regulations, laws and/or ordinances on the local, county, state and federal levels as they may apply. The initial tenant will be the Internal Revenue Service (IRS). Such space shall be ready for occupancy no later than December 1, 2007. The government is seeking a lease term of 10 years. Space offered must be located within the following delineated area: Denver - Central Business District: (North-East Boundary) 20th Street, (East Boundary) - Sherman Street, (South Boundary) - Colfax Avenue., (South-West Boundary) - Speer Boulevard, (North-West Boundary) - South Platte River. Only properties that are contained within these boundaries or which front directly on them and meet or are capable of meeting the above criteria will be considered for this procurement.
