- UNITED STATES GOVERNMENT General Services Administration OFFICE AND RELATED SPACE REQUIRED Denver, Colorado This is a modification to a previous notice. The Federal Government has a requirement to lease office space consisting of approximately 166,200 BOMA rentable square feet. Rentable space must yield approximately 144,400 ANSI BOMA usable square feet for use by tenant for personnel, furnishings, and equipment. At least thirty-six (36) total parking spaces garaged (inside) shall be provided. Twenty (20) spaces shall be reserved, with sixteen (16) unreserved spaces. Parking spaces shall be located within one (1) block. Space must be capable of being fully accessible to the physically handicapped, must meet minimum seismic requirements, must not lie within the 100-year flood plain and will be subject to any and all other building or construction rules, regulations, laws and/or ordinances on the local, county, state and federal levels as they may apply. The initial tenant will be the Internal Revenue Service (IRS). Such space shall be ready for occupancy no later than May 1, 2008. The government is seeking a lease term of 10 years. Space offered must be located within the following delineated area: Denver - Central Business District: (North-east Boundary) 20th Street, (East Boundary) - Sherman Street, (South Boundary) ? Colfax Avenue., (South-West Boundary) - Speer Boulevard, (North-West Boundary) ? South Platte River. Only properties that are contained within these boundaries or which front directly on them and meet or are capable of meeting the above criteria will be considered for this procurement.
