Description
REQUIREMENT: General Services Administration is seeking to lease approximately 14,718 to 18,188 rentable square feet / 12,798 to 15,816 usable square feet of office and related space with 121 open surface parking spaces, 60 of which is peak load student parking. Space and parking per agency will be divided as follows: EOTA - 4,264 to 5,342 USF with parking space for 27 Staff, 60 students & 5 visitors; ETS- 4,534 to 5,774 USF with 29 parking spaces. Of the total square footage, EOTA and ETS will share 4,000 to 4,700 USF for class, training and conference rooms. Contiguous space is preferred; however, space on separate floors in the same building will be considered. Building must meet or exceed ADA and fire protection per NFPA 101. Lease term is for 10 years, 5 years firm. No sub-leases. UNIQUE REQUIREMENTS: 1) Space must be as is or need minor alterations and must be available for occupancy by September 30, 2006, or as soon as possible beyond that date. The date must be acceptable to ETS/EOTA at their sole discretion and the proposed building must meet all other requirements of this solicitation. 2) Proposed building must have immediate capability for multiple T-1 lines (minimum 2 voices and 4 data, have capability of upgrade to an incremental T-3 access with no restriction to delivery timeline, and be confirmed in writing by a third party. 3) Proposed building must have an environment conducive to learning and also project a professional educative image. Space must have office, training and conference rooms in place as is or with minor alterations. Additional finish out requirements will be required for SFO and must be acceptable to GSA. Also one-fourth to one-half acre of improved or unimproved area suitable to conducting multiple, simultaneous, small-scale training exercises is required. This area is to be screened from public view. Any alternate space must meet previously stated requirements, be approved by EOTA, and be available on September 30, 2006, or within 15 days from award of lease. 4) A first right of refusal for up to 20% of the proposed USF will be offered for future expansion needs at no additional cost to Government. 5) Proposed building must be within 1-5 blocks of a deli /grill, moderately priced restaurants which can deliver box lunches, and be within a 3-mile radius of moderately priced hotels. 6) First consideration will be given to the first/prime area of consideration. If the collocation requirement for ETS/EOTA can be met, the second area of consideration will not be considered. LOCATION/DELINEATED AREA: Albuquerque, NM. Area of first/prime consideration for ETS & EOTA: North-Menaul, East-Eubank, South-Kirtland AFB/Gibson to Yale, three-fourths mile either side of Yale South to Randolph, Randolph to Rio Bravo, West-Eastside of I-25 to Menaul. Area of second consideration for EOTA only: Extending North on I-25 from Menaul, one-half to three-fourths mile either side of I-25 (East or West), North on I-25 to Tramway Rd. and close.
