- UNITED STATES GOVERNMENT Seeks to Lease Office Space Coppell, TX The United States Government seeks to lease office space for use by the Department of Homeland Security, Immigration & Customs Enforcement, Detention and Removal Office (DHS/ICE/DRO) in the Coppell/Irving/Grapevine, TX area. The space should yield a total of 60,000 ANSI BOMA usable square feet (USF) --- of which 7,000 USF is to be located inside/outside of the building for a vehicle sallyport with the remaining 53,000 USF located inside the building, preferably on the first floor. The proposed lease is for fifteen (15) years firm and should be fully serviced. The delineated area is as follows: East: Beltline Road as far north as Bethel Road, continuing on Freeport Parkway north to Dallas County line; South: DFW Airport; West: International Parkway/Highway 121 extending north to Dallas County line (please see attached map). Space must be ready for occupancy no later than February 1, 2008. The offered space must be capable of meeting the following requirements: * Government requirements for Fire Safety and Handicapped Accessibility * Must be 1000' from the property line of religious institutions, residential properties, schools (public or private), childcare centers, retirement communities, nursing homes or gas stations * Must be located near public transportation * Secured parking for 78 vehicles * Secured area (including vehicle sallyport) for transportation of detainees * Secured detention holding cells To demonstrate potential for efficient layout, the offeror may be requested to provide a test file layout at the offeror's expense. Buildings that contain asbestos or PCB materials will not be considered. The building must not be located in floor plain. Expressions of interest must be submitted in writing and should include the following information at a minimum (this is not an invitation for bids or a request for proposals): * Building name/address * Location of space in the building and date of availability * ANSI/BOMA defined office area/usable square feet (USF) * Rentable Square Feet (RSF) offered and rental rate per square foot, specifying included services, utilities, and tenant improvement allowance * Name, address, telephone number, and email address of authorized contact The General Services Administration (GSA) is using a tenant broker to represent the Government in lease negotiations for this transaction.
