Description
REQUIREMENT: The U.S. Government is seeking to lease approximately 10,773 rentable square feet yielding a minimum 9,368 ANSI/BOMA office area square feet of contiguous office and related space in Paris, Texas. First floor space is preferred. Above ground floor will be considered, but there must be two elevators. Forty-Six (46) parking spaces must be provided as part of the lease. Public parking must be available within a two block radius of the building. The delineated area is the city limits of Paris, Texas. Sites which are located directly on a highway or 6-lane thoroughfare shall not be considered in the following instances: (1) if the two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from either direction within a block; (2) if the location access is directly from a highway, unless there is a traffic control device within two blocks or equivalent from the proposed office space. Locations must be as convenient to the visiting public as possible. Primary consideration in selecting boundaries will be accessibility by public and private transportation for the greatest number of people in the service area. Space must meet the Federal Government's standards for fire safety and must be ADA compliant. The requested space must be in a building capable of being altered to meet the Government's needs and security requirements. Secure office space and facilities in an office building, fully serviced, and altered to Government specifications are required, to include ample windows to provide natural lighting and both public and separate employee rest rooms (located in the non-public area of the office). Lease term is 15 years, 10 years firm. Space offered must have potential for efficient layout. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Submissions by other than the owner or manager of a property must be accompanied by a letter from the owner granting permission to make a general offering of the space. Expressions of interest should include 1) Building name and address to include the full nine (9) digit zip code, 2) Available square feet and rate per square foot, 3) Common area factor(s) for available space by floor, if applicable, 4) Rentable and ANSI/BOMA square feet offered, and 5) Owner?s name and address and written statement from owner that the offeror has legal authority to provide information on the property. This is neither a solicitation for offers nor a request for proposals. The Government will not pay for any costs incurred as a result of this ad.
