Description
UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE SAN ANTONIO, TEXAS PROJECT NO.: 7TX2081 Summary Requirement: The General Services Administration desires to lease approximately 7,183 rentable square feet of office and related space yielding a minimum of 6,246 usable square feet to house personnel, furnishings, and equipment, together with adequate parking including a minimum of six (6) reserved parking spaces for government employees, and in addition the ability to provide an additional twenty-nine (29) parking spaces for use by employees and the public either on-site or within one-block walking distance. Satisfactory public transportation must be available within three (3) blocks of the space offered. The successful Offeror will be responsible for the cost of relocation, including the replacement of furniture, telecommunications, tenant improvements, and above standard alterations. Building Requirement: The facility must be professional and prestigious in appearance, well maintained, of modern design, and of sound and substantial construction. The space may be broken into two separate contiguous spaces on separate floors; however it is preferable to be located all on one floor. The requested space must be fully serviced, and in a building capable of being altered to meet the Government?s needs and security requirements as well as requirements under the Americans with Disabilities Act (ADA). The building must conform to the seismic requirements for new construction of the current (1999) edition of the Uniform Building Code (UBC), or the 1976 Edition for existing buildings. The building offered must not contain sprayed on fire-proofing or acoustical treatment containing asbestos. Location / Delineated Area: The building offered must be located within the following delineated area: North: Sontera Road West: Blanco Road South: Bitters East: Jonesmaltsberger Lease term: The term is for ten (10) years, five (5) years firm, and should be fully serviced. Occupancy Date: Space must be ready for occupancy no later than 02-01-08. Expressions of interest should include the following: 1. Building name and address or Lot # and Parcel Map. 2. Rentable square feet and rate per rentable square foot. 3. Confirm BOMA Method of Measurement, usable yield for available space by floor and building common area factor.
