UC GUEST HOUSE Project Number: FB7100 PREQUALIFICATION OF PROSPECTIVE DESIGN BUILDERS The University's primary objective in utilizing the design build approach is to bring the best available integrated design and construction experience to this Project. The University has determined that Design Builders who submit proposals on this Project must be prequalified. Prequalified Design Builders will be required to have the following California contractor's license: GENERAL BUILDING,?B? GENERAL DESCRIPTION OF WORK The UC Guest House will provide 60 guest rooms for short-term visitors at the Berkeley Lab in single- and double-occupancy rooms for a total of 22,000 GSF. The project site is a 1-acre University-owned parcel within the Berkeley Lab fence line. The building will be located on an open modestly slope site. The Guest House will be LEED Certified. A single building of Type V construction, three stories in height with a double loaded corridor, one elevator and exit stairwells at the each end has been conceptualized. Alternative approaches to the design and construction will be considered including modular construction, alternative materials and fast track scheduling.
