Description
THIS IS A REPUBLICATION OF AN AD, DATED JUNE 29, 2006. IF YOU PREVIOUSLY RESPONDED TO THE PRIOR AD AND HAVE NO CHANGES TO YOUR SUBMISSION, YOU NEED NOT RESPOND. The United States Government currently occupies office and related space in a property in Northern Virginia under a lease that expires on April 1, 2008. The Government is seeking to lease approximately 593,100 rentable square feet of office and related space, including 1,014 secure parking spaces. The rentable space must yield a minimum of 539,183 ANSI/BOMA Office Area square feet (previously referred to as usable). The space must be provided within one building or within a complex of no more than three neighboring buildings of similar construction and security. The delineated area for this requirement is Northern Virginia. The building(s) must be located outside of any 100-year floodplain and on a secure site incorporating a government-approved setback distance from other buildings and vehicular traffic. The Government must be the only tenant in these buildings. Proximity to a Metrorail station is required. The building must meet Government standards for fire and life safety and accessibility. Space on the roof for antennae is required. The space must be accessible 24 hours a day, 7 days a week. The lease term requirement is 10 years. The space must be ready for occupancy by January 1, 2009. The Government requires a fully serviced lease. The Government is considering whether to remain in its existing leased space or to relocate. In making this determination, the Government will consider, among other things, relocation costs, such as physical move costs, replication of tenant improvements and telecommunication infrastructure and the availability of alternative space that potentially can satisfy the Government's requirements all at once or over a one or two year phase-in period. The Government's decision regarding whether or not to relocate will be based, in part, on information received in response to this advertisement. In the event that a potential Offeror fails to provide required information as part of its response to this advertisement, the Government reserves the right to assume that the building in question cannot meet the Government's requirements.
