- UNITED STATES GOVERNMENT Seeks Leased Office Space Albany, Georgia The United States Government seeks to lease office space of approximately 2,259 Rentable Square Feet (RSF) yielding 1,964 ANSI/BOMA Office Area Square Feet (OASF) in Albany, GA, within the city limits of Albany. The proposed lease term is for ten (10) years, five (5) years firm and must be fully serviced. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Space shall be located on an attractively landscaped site containing one or more modern office buildings that are professional in appearance with the surrounding development well-maintained and in consonance with a professional image. A build to suit site will be considered with the same requirements. Preference is to occupy contiguous space on any floor of a building. However, space above the first floor must be serviced by at least 2 elevators. A minimum of 11 surface parking spaces must be located within a 2 block radius. The overall dimensions of the proposed space shall not exceed a length to width ratio of 2 to 1. Space must be ready for occupancy no later than December 1, 2008. All expressions of interest by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. Sub-leases are not acceptable.
