- UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE MUSKOGEE, OKLAHOMA PROJECT NO.: 4OK0022 Summary Requirement: The General Services Administration desires to lease approximately 26,919 rentable square feet of office and related space yielding a minimum of 23,408 usable square feet to house personnel, furnishings, and equipment, together with adequate parking including a minimum of six (6) reserved parking spaces for government employees, and in addition the ability to provide an additional forty (40) public parking spaces for use by employees and the public either on-site or within one-block walking distance. Building Requirement: The facility must be professional and prestigious in appearance, well maintained, of modern design, and of sound and substantial construction. The space may be broken into two separate contiguous spaces on separate floors, however it is preferable to be located all on one floor. The requested space must be fully serviced, and in a building capable of being altered to meet the Government?s needs and security requirements as well as the Federal Government?s requirements for fire and life safety and handicap accessibility. The building must conform to the seismic requirements for new construction of the current (1999) edition of the Uniform Building Code (UBC), or the 1976 Edition for existing buildings. Location / Delineated Area: The building offered must be located in Muskogee, OK, within the following delineated area around the U.S. Federal Courthouse: North: Emporia St. South: Elgin St. East: Main St. West: 9th St. Lease term: The term is for ten (10) years, five (5) years firm, and should be fully serviced. Occupancy Date: Space must be ready for occupancy no later than 03-22-08. Expressions of interest should include the following: 1. Building name and address or Lot # and Parcel Map. 2. Rentable square feet and rate per rentable square foot. 3. Confirm BOMA Method of Measurement, usable yield for available space by floor and building common area factor.
