Description
Lease Office Space: The U.S. Department of Veterans Affairs' Medical Center-Iowa City is interested in leasing approximately 9,000 rentable square feet (at least 4,000 ANSI/BOMA Office Area Square feet) of contiguous Class A office space; and 4,000 square feet (open space) ground level, for file storage; to house at least 35 federal government personnel. Several offices (rooms) can be included in the overall rentable space requirement. The space must meet requirements for fire and life safety plus handicapped access in accordance with PL-90-480. Targeted occupancy date is August 1, 2007. LEASE TERM: TEN (10) years, FIVE (5) years firm term. DELINEATED AREA: within 5 miles of the Iowa City, IA -Veterans Affairs Medical Center. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN MAY 18, 2007 AND SHALL INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building. 2) Block and Lot 3) Building Plans and site drawings- one-eighth inch scale drawing of space offered 4) ANSI/BOMA defined Office Area Square Feet (http://www.boma.org/ and http://www.buildingareameasurement.com/boma.htm) 5) Rentable Square Feet Offered and Rental Rate per Square Foot (specifying services, utilities, and tenant improvement allowance included, and taxes) 6) Percentage of Common Area Factor used to Determine the Rentable Square Feet 7)Parking -detail availability of parking spaces (include in the plans & drawings also) 8) Name, address, telephone number, and email address of individual to be contacted. THESE SPECIFICATIONS ARE REQUIRED - your packet shall adhere to the specifications above in order to be considered. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner. This acquisition is conducted under FAR Part 15; NAICS Code 531120, Small Business Size Standard $6.5 million. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any person, corporation or federal agency other than the officers and employees of Department of Veterans Affairs' - Iowa City Medical Center.
