- **THIS MODIFICATION ADDRESSESS A REVISION TO THE REQUIRED RESPONSE DATE** REQUIREMENT: The United States Government seeks to lease approximately 5,052 ANSI/BOMA office area square feet (ABOASF) of office and related use space. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Space offered in existing office buildings must be located on the second (2nd) floor or above and have a 20 foot setback. Space offered in new construction must be located on the second (2nd) floor or above and have a 30 foot setback. First floor space will be considered only if offered as new construction in a single tenant building. Any building offered must have a central sprinkler system. Subleases are not acceptable. The space should not be located in the 100 year flood plain. DELINEATED AREA: The space will be located within South Miami-Dade County and is bounded as follows: South: Lucy Street (SW 328th Street) East: Old Cutler Road West: Southwest 187th Avenue North: Kendall Drive (SW 88th Street) REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. Fifteen (15) on-site, reserved parking spaces are required or at the ratio required per local code, whichever is greater. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years for existing buildings and 15 years, 10 years firm, with the Government having cancellation privileges after 10 years for new construction.
