- REQUIREMENT: The U.S. Government is seeking to lease approximately 2,705 rentable square feet yielding a minimum 2,352 ANSI/BOMA office area square feet of contiguous office and related space in Plano, Texas. Space is preferred to be located on second floor or above. The space must be located in Plano, Texas, specifically within the following delineated area: Delineated Area: South: W. Parker Road West: Collin County Line East: Independence Parkway North: Lebanon Road Space must meet the Federal Government's standards for fire safety and must be ADA compliant. The requested space must be in a building capable of being altered to meet the Government's needs and security requirements. Secure office space and facilities in an office building, fully serviced, and altered to Government specifications are required, to include ample windows to provide natural lighting. Lease term is 10 years, 5 years firm. Occupancy date is scheduled for December 15, 2007. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Submissions by other than the owner or manager of a property must be accompanied by a letter from the owner granting permission to make a general offering of the space. Expressions of interest should include 1) Building name and address to include the full nine (9) digit zip code, 2) Available square feet and rate per square foot, 3) Common area factor(s) for available space by floor, if applicable, 4) Rentable and ANSI/BOMA square feet offered, and 5) Owner?s name and address and written statement from owner that the offeror has legal authority to provide information on the property. This is neither a solicitation for offers nor a request for proposals. The Government will not pay for any costs incurred as a result of this ad. Late submissions will not be accepted. The General Services Administration (GSA) is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the GSA or their authorized representative, The Staubach Company.
